Foreign investment advisory & execution platform for Portugal
Foreign investment, executed with one point of accountability.
What we do
NAUPT connects the commercial transaction with the decision-maker’s relevant personal and ownership context. Business, capital, location, real estate and execution are considered together with mobility, governance, family or wealth questions only when they materially affect the investment. Reserved legal, tax, audit or financial activities remain with appropriately authorised specialists.
The engine of wealth creation and economic impact.
The human architecture behind the investment.
Golden Visa (ARI), D2 Entrepreneur Visa, D7, D8 Digital Nomad Visa, Startup Visa, Tech Visa and family reunification can materially affect how an investor, founder or key executive enters and establishes in Portugal. The correct route depends on the person, the investment and current law.
Who we support
NAUPT serves investors whose Portugal decision requires more than a single adviser or isolated transaction. The platform is designed for cross-border situations where strategy, capital, acquisition, location, real estate, incentives, implementation and governance must be integrated without diluting specialist responsibility or the investor’s control.
Market entry, greenfield operations, competence centres, supply-chain resilience, industrial location and strategic acquisition—tested against a clear operating model, regional alternatives and the execution conditions required to launch in Portugal.
Frame the decisionPlatform acquisitions, buy-and-build strategies, direct and co-investment, growth capital and selected venture opportunities—supported by independent assessment, transaction architecture, governance design and a practical route from investment decision to value creation.
Frame the decisionCompany, asset and development decisions where business, ownership, real estate, family context and long-term capital must be considered together—without allowing personal complexity to obscure the investment logic or accountability for execution.
Frame the decisionRoutes into Portugal
International investors can enter Portugal by acquiring an existing company or asset, building a new operation, investing directly or alongside partners, or developing and owning real assets. NAUPT compares control, speed, capital intensity, execution burden and risk before coordinating the capabilities required to implement the selected route.
Opportunity screening, valuation, due diligence, negotiation, closing and integration.
02Location, real estate, incentives, licensing, implementation and operational launch.
03Independent assessment, structuring, governance and capital deployment.
04Feasibility, site, development, ownership strategy and long-term value creation.
De-risking, nearshoring, sourcing and resilience as an informed path into Build, Invest or Acquire.
Explore CSCENAUPT Intelligence
NAUPT Intelligence publishes evidence-led perspectives on investing, establishing and creating value in Portugal. Each article begins with the investor question, distinguishes external facts from NAUPT interpretation, identifies assumptions and limits, and explains the implication for the next decision. Sources, publication dates and editorial responsibility are made explicit.

Acquire, Build, Invest or Develop/Own? The right entry route begins with the investor’s objective, control requirements and execution capacity.
Read perspective
Location is not a property search. It is a strategic decision connecting operations, labour, infrastructure, incentives, licensing and long-term optionality.
Read perspective
Critical Supply Chain Engineering can convert de-risking, nearshoring and sourcing questions into an investable route to Portugal.
Read perspectiveThe NAUPT method
The NAUPT method is a six-stage investment framework: Discover, Choose, Decide, Execute, Establish and Grow. Each stage produces a defined decision output, names responsible owners and records evidence, assumptions, risks, milestones and approvals. Technology improves speed and consistency; senior human accountability remains explicit throughout the mandate.
Understand the ambition, the investor and the Portugal case.
Compare sectors, locations, assets and entry routes.
Test the investment case, structure and risk-return logic.
Mobilise specialists, institutions and delivery workstreams.
Move from closing or construction to effective operation.
Create value, reinvest and prepare the next decision.
How we work
NAUPT makes independence operational through mandate governance: a named senior lead, documented assumptions and decisions, milestone control, a live risk register, qualified specialist selection and investor reporting. Advice remains aligned with the investor, including a clear no-go recommendation when evidence, economics or execution conditions do not support proceeding.
One senior lead answers to the investor across the entire mandate.
Advice remains aligned with the investor — including a clear recommendation not to proceed.
Specialists are selected, qualified, mobilised, coordinated and held accountable.
National, regional and local stakeholders are engaged with discipline and transparency.
A live governance system turns advice into controlled execution—from first hypothesis to investor approval.
Direct answers
These concise answers explain NAUPT’s role, intended clients, investment routes and mandate process. They provide an initial orientation only: every investment case must still be tested against the investor’s objectives, the relevant sector and location, current law, available evidence and the practical conditions for execution in Portugal.
NAUPT provides independent foreign investment advisory and execution coordination in Portugal. It helps investors define the thesis, compare entry routes, select locations or opportunities, structure the decision, mobilise qualified specialists and govern implementation. The investor retains decision authority while one senior NAUPT lead maintains accountability across the mandate.
NAUPT supports four principal routes into Portugal: acquiring a company or strategic asset, building a new operation, investing capital in a Portuguese opportunity, and developing or owning real assets. Critical Supply Chain Engineering can precede these routes by converting resilience, sourcing or nearshoring questions into an investable decision.
The platform is designed for international corporates, strategic investors, private-equity funds, family offices, venture-capital investors, founders, owners and selected real-asset investors. It is most relevant when the decision crosses several disciplines and requires independent judgement, institutional navigation, specialist coordination and accountable execution in Portugal.
A mandate begins with a confidential intake that frames the investor, objective, possible route, timing and indicative investment range. NAUPT then assesses strategic fit, conflicts, compliance requirements, execution capability and the appropriate service perimeter before accepting work. Submission does not create an automatic engagement or replace regulated professional advice.
Yes. Portugal’s Golden Visa—officially the Autorização de Residência para Investimento, or ARI—remains available through qualifying routes under current law. New real-estate acquisitions and simple capital transfers are no longer qualifying routes. Eligibility, structure, source of funds and legal requirements must be confirmed for each case by authorised specialists.
Depending on the person, business and intended presence in Portugal, relevant pathways may include the Golden Visa or ARI, the D2 Entrepreneur Visa, D7 residence visa, D8 Digital Nomad Visa, Startup Visa, Tech Visa, highly qualified activity routes and family reunification. NAUPT frames these questions only where they affect an investment or establishment decision and coordinates qualified immigration, tax and legal specialists.
